Rod Atkins Architectural Design Services’ was established in 2001 by Rod Atkins and provides a ‘one to one’ professional building design service for all domestic household building projects, no matter how small.

I established the architectural design service in 2001 after gaining 14 years very broad constructional experience working as a Building Control Surveyor within Local Authority. In that time I have built up a very successful building design service with satisfied clients many of whom have used my services multiple times over the years.

Specialising primarily in domestic projects, Rod Atkins Architectural Design Services works with homeowners, self-builders and property developers on a wide range of schemes. Whether you are planning a house extension, loft conversion, garage conversion, renovation, alteration or a completely new build home, expert guidance is available throughout every stage of the process.

The Personal Touch

I enjoy working closely with my clients to ensure that their ideas are fully realised and, where needed, to build upon this with fresh alternative ideas and suggestions to best utilise space and layouts. My home office / studio is based in Reymerston, centrally within the Breckland district, I cover South Norfolk and all of Norfolk and North Suffolk. Although the majority of clients will be met at their property on site, where I can see the project proposals, I am happy to accept an office meeting by prior appointment.

So what do I offer?

Local Authority Planning Applications

Where it is required, I will submit your Planning application and act as your Agent throughout this 8 week consultation period.
Some projects including certain small extensions do not require Planning Permission, falling under ‘Permitted Development’, with these projects it is recommended to obtain a ‘Certificate of Lawful Development’ from the Local Authority which requires a lesser application process and I will do this for you also.

Listed Building Applications

Throughout the district there are many ‘Listed’ dwellings which requires a separate consent to carry out any proposed works to. This usually entails a more detailed submission and I have great experience with dealing with such buildings and application submissions. As with the Planning application I will submit the required ‘Listed Building’ application and act as your Agent throughout their 8 week consultation period.

Building Regulation Applications

Most household extension and alteration projects will require a ‘Building Regulation’ application submission to be made, either to the Local Authority or to a private Approved Inspector. Having had many years Building Control experience, this application process
comes very natural to me. I will submit your application and act as your Agent throughout this process until approved. I will also be happy to declare myself as your ‘Principal Designer’ and then sign their declaration form, as now required under the ‘Building Safety Act 2023’.
